These terms govern your use of the https://www.snjproperties.com.au website (the "site") and, where stated, the services described on it. By using the site, you agree to these terms.

Content and intellectual property

All content on this site, including text, graphics, logos, photography and images, is owned by or licensed to SNJ Properties. You may view the content for personal, non-commercial use only. You may not reproduce, republish or commercially exploit it without our written permission.

No advice

Information on this site is general in nature and does not take into account your personal financial, legal or property circumstances. Nothing on this site is legal, financial, taxation or investment advice, and no solicitor and client relationship arises between you and SNJ Legal by reason of these documents appearing here. You should obtain independent professional advice before acting on any information presented on this site.

Enquiries and appraisals

Submitting an enquiry, appraisal request or rental appraisal request through this site does not create an agency appointment, a contract for services, or an obligation on either party to proceed. Any appraisal figure, price guidance or rental range we provide is an opinion based on the information available at the time, is not a valuation, and is not a guarantee of any outcome.

Our status: not a licensed real estate agency

SNJ Properties is a property advertising and marketing business. It is not licensed under the Property Occupations Act 2014 (Qld), does not act as an agent in the sale or letting of property, is not appointed under a Form 6, does not hold trust money, and is not entitled to any commission or success fee on a sale price. Where this site refers to services that require a Queensland real estate licence, a full-service sale campaign, property management, or negotiating on an owner’s behalf, those services are delivered by a licensed partner agency who is appointed by you directly.

Advertising and no-commission campaign services

Where you engage SNJ Properties for an advertising campaign, the following applies in addition to the full terms set out in the advertising agreement provided to you before engagement:

• · The owner sells the property. SNJ Properties supplies advertising and marketing services only. The owner is solely responsible for conducting the sale of the property, including setting the asking price, responding to buyer enquiries, negotiating with buyers and deciding whether to accept any offer.
• · The owner shows the property. All open homes and private inspections are conducted by the owner. SNJ Properties does not attend, supervise or conduct inspections, does not hold keys, and is not responsible for the security of the property or for the conduct, safety or identity of any person attending it.
• · No agency appointment. An advertising engagement is not an appointment of SNJ Properties as the owner’s agent under the Property Occupations Act 2014 (Qld). SNJ Properties does not act for the owner in the sale and is not entitled to any commission, percentage or success fee.
• · No listings on realestate.com.au or Domain. Those platforms accept listings only from licensed real estate agencies. Advertising supplied by SNJ Properties does not include, and is not represented as including, any listing on either platform.
• · Fees. Advertising fees are payable in advance, are charged for the production and placement of advertising rather than for any sale outcome, and are not refundable once the campaign has been produced or published.
• · Accuracy of property information. All property information published in a campaign is supplied by the owner. The owner warrants that it is accurate and not misleading and indemnifies SNJ Properties against any claim arising from information the owner supplied.
• · Legal compliance. The owner is responsible for complying with all seller obligations in Queensland, including giving the buyer a compliant seller disclosure statement before the contract is signed and using a properly prepared contract of sale. The owner should engage a solicitor or conveyancer before advertising the property.
• · Deposits. SNJ Properties does not receive or hold deposit or purchase funds under an advertising-only engagement. Deposits should be held in the trust account of the owner’s solicitor.
• · Third-party platforms. Listings published on third-party platforms are subject to those platforms’ own terms and content rules. We cannot guarantee placement, ranking, uninterrupted availability, or that a platform will not remove or modify a listing.

Full details are set out on the no-commission service page and in the advertising agreement supplied before engagement. Where those documents and this page differ, the advertising agreement prevails.

Acceptable use

You must not use this site to transmit unlawful, misleading or harmful material, to interfere with its operation or security, or to extract data by automated means for commercial purposes without our written permission. Reasonable access by search engine and AI crawlers is permitted in accordance with our robots.txt and ai.txt.

External links

This site may link to external websites, including third-party property portals. We do not control those websites and are not responsible for their content, terms or practices.

Liability

To the extent permitted by law, SNJ Properties is not liable for any loss or damage arising from your use of this site, or from any reliance on information published on it. Nothing in these terms excludes, restricts or modifies any consumer guarantee or right under the Australian Consumer Law that cannot lawfully be excluded.

Changes to these terms

We may update these terms from time to time. The current version will always be available on this page and applies from the date shown below.

Governing law

These terms are governed by the laws of Queensland, Australia, and you submit to the non-exclusive jurisdiction of the courts of that State.
