SNJ Properties runs digital advertising campaigns that connect Brisbane property owners directly with buyers. You pay a fixed fee from $2,000 and no commission at any sale price. SNJ Properties is not a licensed real estate agency: the owner sells their own property, conducts every inspection, negotiates directly with buyers, and completes the transaction through their own solicitor or conveyancer.

We cannot put you on realestate.com.au. Nobody unlicensed can.
Both major portals sell listing subscriptions only to licensed real estate agencies. That is their commercial policy, not a law. Every flat-fee service that advertises portal listings is itself a licensed agency. That is the whole product they are selling.
So what are you actually paying for?
Advertising that reaches buyers where the portals do not: paid search at the moment somebody is looking, paid social in front of buyers who are not actively searching yet, and retargeting that keeps your property in front of everyone who showed interest. All of it pointed at a page built for your property alone.
It is a different product to a portal listing, not a cheaper version of one. It suits owners who want reach and control without handing over a percentage of the sale.
If you want the portals
Say so and we will refer you to a licensed agency rather than sell you a campaign that does not include what you actually wanted. Around nine in ten Australian property searches start on realestate.com.au or Domain, and for some properties that matters more than the commission does.
We would rather lose the sale than misdescribe what we do.

What is included

A dedicated page for your property
Not a tile in a search result. A full page built for your property alone, with the photography, floor plan, map and enquiry form, on a domain we control and can optimise.
Google Ads
Search campaigns against the terms real buyers use (suburb, bedrooms, price band, "houses for sale near me") so your property appears at the moment somebody is looking.
Meta and Instagram advertising
Campaigns targeted at local buyer audiences, upgraders in adjacent suburbs, and interstate buyers looking at Brisbane. This is where buyers who are not actively searching still get reached.
Retargeting
Buyers rarely act the first time they see a property. Everyone who visits your page keeps seeing it across Google display and Meta for the life of the campaign.
Professional photography and floor plan
A real estate photographer, plus a measured floor plan. This is the highest-return spend in any campaign and it is not an optional extra here.
Listing copy and signboard
Copy written for a specific buyer rather than a feature list, and a photographic signboard at the property with your contact details as the enquiry point.
Enquiry routing
Every call, form and message goes directly to you, immediately. We never sit between you and a buyer.
Weekly reporting
Impressions, clicks, page visits, enquiry volume and cost per enquiry. If the campaign is not working you will know in week one, not week six.
Pricing
From $2,000. No commission, at any sale price.
Campaigns are priced on the property, the price band and how much media the campaign needs. Everything is quoted as a fixed number before you commit. There is no percentage anywhere in it.

What you would pay an agent
Brisbane commission typically runs 2% to 3.5% of the sale price plus GST. On a $900,000 sale that is roughly $19,800 to $34,650 including GST, and advertising is usually billed on top of it.
Against that, a fixed campaign fee and your conveyancer’s $900 to $2,000 is the whole cost of selling.
Commission figures are indicative Brisbane ranges for illustration only. They are not a quote, and commission is not regulated in Queensland.

Engage a solicitor or conveyancer
Do this before you advertise, not after an offer arrives. They prepare the contract and tell you exactly what must be disclosed for your property, including any body corporate records. Budget $900 to $2,000.

Set your price from real evidence
Collect at least six settled comparable sales from the last 90 days in your suburb and property type, adjust them against your property, and decide your launch price and your genuine walk-away number before anything goes live.

Book the campaign
Tell us about the property. We come back with the campaign scope and a fixed fee from $2,000, plus an honest view on whether selling privately suits your situation at all.

Production week
Photography, floor plan, copy and signboard are produced, and your property page is built. You approve everything before a dollar of media is spent.
- 05
Campaign goes live
Google and Meta campaigns start driving buyers to your property page. Enquiries route straight to you. Respond within hours, buyer interest decays fast.

You sell it
You hold the inspections, negotiate, and accept an offer. Your solicitor prepares the contract and manages settlement. No commission is payable to anyone.

- You pay a fixed campaign fee up front (from $2,000) and nothing else. No percentage of the sale price, no success fee, no payment at settlement, whatever your property sells for. On a $900,000 Brisbane sale, a traditional agent commission of 2.5% plus GST would be about $24,750.

These terms are part of the service. Read them before you engage us.
- 1. SNJ Properties is not a licensed real estate agency. SNJ Properties is a property advertising and marketing business. It is not licensed under the Property Occupations Act 2014 (Qld), does not act as an agent in the sale of any property, is not appointed under a Form 6, and is not entitled to any commission, percentage or success fee on a sale price.
- 2. The owner is responsible for the sale of the property. The owner remains solely responsible for conducting the sale, including setting the asking price, responding to buyer enquiries, negotiating with buyers, and deciding whether to accept any offer.
- 3. The owner is responsible for showing the property. All open homes and private inspections are conducted by the owner. SNJ Properties does not attend, supervise or conduct inspections, does not hold keys, and is not responsible for the security of the property or for the conduct, safety or identity of any person who attends it. The owner should confirm that their insurance covers public inspections.
- 4. No listings on realestate.com.au or Domain. Those platforms accept listings only from licensed real estate agencies. Advertising supplied by SNJ Properties does not include, and is not represented as including, any listing on either platform.
- 5. Fees are payable in advance and are not refundable. Fees are charged for the production and placement of advertising, not for a sale outcome. They are payable whether or not the property sells, and are not refundable once the campaign has been produced or published.
- 6. The owner is responsible for the accuracy of property information. All property information published in a campaign is supplied by the owner. The owner warrants that it is accurate and not misleading, and indemnifies SNJ Properties against any claim arising from information the owner has supplied.
- 7. The owner is responsible for legal compliance and engages their own conveyancer. This includes giving the buyer a compliant seller disclosure statement before the contract is signed and using a properly prepared contract of sale. SNJ Properties does not provide legal, financial or taxation advice. The owner should engage a solicitor or conveyancer before advertising the property.
- 8. Deposits. SNJ Properties does not receive or hold deposit or purchase funds. Deposits are held in the trust account of the owner’s solicitor or conveyancer.
- 9. No guarantee of outcome. Nothing on this page or in any campaign proposal is a representation that the property will sell, sell within any timeframe, or achieve any particular price. Advertising performance varies with property, price and market conditions.
