- What is SNJ Properties?
- SNJ Properties is a property advertising and marketing business in Brisbane, Queensland. We run paid campaigns (Google Ads, Meta and Instagram advertising, dedicated property pages and retargeting) that connect property owners directly with buyers. We are not a licensed real estate agency and we do not take commission.
- Is SNJ Properties a licensed real estate agency?
- No. We are an advertising business. We do not act as an agent, hold a Form 6 appointment, negotiate on an owner’s behalf, conduct inspections or hold deposit funds. Any service on this site that requires a Queensland real estate licence is delivered by our licensed partner agency, who is appointed by you directly.
- Which Brisbane suburbs does SNJ Properties cover?
- Our primary service area is inner Brisbane, including Newstead, Teneriffe, New Farm, Fortitude Valley, Bowen Hills, Hamilton, Albion, Ascot, Brisbane City, Kangaroo Point, South Brisbane, West End. We work across apartments, townhouses and houses in all of them.
- What makes an ad campaign different from a portal listing?
- A portal listing is a tile in a search result that buyers find only if they are already searching a portal. An ad campaign goes to buyers directly: search ads at the moment somebody looks, social ads in front of people who are not actively searching yet, and retargeting that keeps the property in front of everyone who showed interest, all driving to a page built for that property alone.
- How quickly do you respond to enquiries?
- Most enquiries are answered within one business day with a recommended next step, not a generic market summary.
Selling a property in Brisbane
Campaigns, pricing, timing and what it costs.
- How much does it cost to sell a house in Brisbane?
- A traditional sale typically costs 2.5% to 4% of the sale price all in. Commission is the largest component at roughly 2% to 3.5% plus GST, advertising runs $1,500 to $8,000 depending on the campaign, and conveyancing is $900 to $2,000. Sellers do not pay transfer duty in Queensland. That is a buyer cost.
- What is the average real estate commission in Brisbane?
- Most Brisbane sales settle at 2% to 3.5% of the sale price plus GST, with inner-city and higher-value properties at the lower end. Queensland does not regulate the rate. It is negotiated and recorded in the Form 6 appointment before the campaign starts.
- How long does a Brisbane sale campaign run?
- Most inner-Brisbane private treaty campaigns run four to six weeks. Auction campaigns are typically four weeks ending on auction day. The right length depends on the property, the strategy and the market at the time.
- Should I sell by auction or private treaty in Brisbane?
- Private treaty suits most Brisbane property: an advertised price, individual negotiation and conditional offers permitted. Auction suits property that is hard to price or in high demand, and produces an unconditional contract with no cooling-off period, but costs more and puts a public deadline on the result.
- How do you decide on a price guide?
- Settled comparable sales from the last 90 days form the base. Currently competing listings, supply pressure and your specific property attributes are layered on top. We share the reasoning, not just the number.
No-commission and advertising-only listings
The model, the saving and what stays your responsibility.
- What does no-commission property advertising mean?
- You pay a fixed campaign fee up front (from $2,000) and nothing at settlement, at any sale price. There is no percentage, no success fee and no agency appointment. In exchange, the owner conducts the sale, the inspections and the negotiation, and settles through their own conveyancer.
- Who conducts the sale under a no-commission campaign?
- The owner does. The owner is responsible for conducting the sale of the property, including all open homes and private inspections, buyer enquiry, negotiation and the decision to accept an offer. SNJ Properties supplies advertising only and is not appointed as the owner’s selling agent.
- Can SNJ Properties list my property on realestate.com.au or Domain?
- No. Both portals sell listing subscriptions only to licensed real estate agencies. It is their commercial policy, not a law. SNJ Properties is an advertising business, not a licensed agency, so we cannot upload to them. We run Google and Meta campaigns to a dedicated property page instead. If portal exposure is essential, we will refer you to a licensed agency.
- Can a private seller list on realestate.com.au at all?
- Not directly. An owner cannot hold a listing subscription. The only route onto the portals is through a licensed agency, which is why every flat-fee "sell without an agent" service in Australia is itself a licensed agency.
- Is it legal to sell my own property in Queensland?
- Yes. An owner selling their own property does not need a real estate licence in Queensland. You still have to give the buyer a compliant seller disclosure statement before the contract is signed and use a properly prepared contract, so engage a solicitor or conveyancer before you advertise.
- How much can I save selling without an agent?
- Brisbane commission is typically 2% to 3.5% of the sale price plus GST. On a $900,000 sale that is roughly $20,000 to $35,000 not payable. Against a $2,000 campaign fee and $900 to $2,000 of conveyancing, the saving is substantial, but you take on the time and the responsibility of running the sale.
- Is the campaign fee refundable if the property does not sell?
- No. The fee buys advertising production and media placement and is spent once the campaign runs. This is the same as advertising in a commission campaign, which is also payable regardless of outcome.
Property management and landlords

- Who delivers property management?
- Our licensed partner agency. Property management requires a Queensland real estate licence and SNJ Properties does not hold one. The partner agency is appointed by you directly and holds the management relationship; we supply the advertising and marketing.
- What do property management fees cost in Brisbane?
- Brisbane management fees generally sit between 7% and 9% of rent collected, plus a letting fee of one to two weeks rent when a new tenant is placed. Administration, statement and lease renewal fees vary, so compare the total annual cost rather than the headline percentage.
- What are a Queensland landlord’s main obligations?
- Providing a property that meets Queensland minimum housing standards, installing and maintaining interconnected photoelectric smoke alarms, lodging the bond with the Residential Tenancies Authority, giving correct written notice before entry, completing repairs within the required timeframes, and following the rules on rent increase frequency and notice.
- How does a rental appraisal work?
- A rental appraisal assesses what your specific property would lease for now, based on comparable properties currently leasing in your building or precinct, not a suburb median. Building, aspect, parking and condition move the number more than postcode does.
- How long should a Brisbane property take to lease?
- A well-priced, well-presented inner-Brisbane property typically leases within one to three weeks. Longer vacancy is usually a pricing or presentation issue rather than a market one.
Investors and developers

- What is a realistic rental yield in inner Brisbane?
- Inner-Brisbane apartments commonly show gross yields of roughly 4.5% to 5.5%, which lands nearer 2.5% to 3.5% net once body corporate levies, rates, insurance, management, maintenance and vacancy are deducted. Always compare properties on net yield.
- What does project marketing involve?
- Project landing pages, SEO, Google Ads and Meta Ads, CRM configuration, structured lead follow-up and campaign reporting, built as a full funnel rather than a display suite plus a portal listing.
- Do you work with developers on smaller projects?
- Yes. The campaign structure scales down. A townhouse project of six needs the same funnel logic as a tower, at a different budget.
